Leaking Windows & Siding Repair Needed for a Newly Purchased Home

Leaking Windows & Siding Repair Needed for a Newly Purchased Home

BEFORE

The Problem.
Milwaukee homeowner, Stephanie, discovered that after closing on her new home purchase, a pair of windows leaked water, causing damage to the floor below. Along with leaking windows, her home had damaged siding, parts that appeared to not be secured to the house and rotted wood around the windows.

While speaking with contractors, she struggled to find one who did not try to sell her brand new siding for her entire house. Stephanie was on a budget and that option was not financially feasible.

AFTER

The Solution.
She contacted Guardian. Being the only contractor who offered a solution to fix her problem within her budget, Guardian was the solid. Stephanie explained “the Guardian representative actually listened to me, when I felt like all the other company’s sales people talked over me… He did not make me feel less than because I couldn’t afford [a full reside] and created a solution that would solve the leaking problem from the windows, improve the look on the back of my house and match it to the rest without bankrupting me.”

Her home needed window flashing, replacement aluminum siding with 8” vinyl on the damaged gable and the window trim wrapped in aluminum.

When the work began, additional rotted wood damage was exposed beneath the window, which was frightening to her because that meant more costs. Guardian was able to work with her on the extra costs, as it would have caused additional damage had it not been corrected.

The Result
The back of Stephanie’s home now looks brand new! With her problem solved, Stephanie explained, “I felt like [Guardian] always had my best interest in mind throughout the entire process. The warranty helps me sleep at night. Knowing that if something around that window were to start leaking again that they will come back out and take care of it has greatly reduced the anxiety that came with this project.”

We’re happy you’re happy, Stephanie.

Fixing a Flat Roof—Others Told Us They Wouldn’t Come Out for Less Than $100,000

Fixing a Flat Roof—Others Told Us They Wouldn’t Come Out for Less Than $100,000

BEFORE

The Problem.
An older, flat-roofed Waukesha home was in need of some TLC. David and Judy inherited a family house that had cracks and holes in the roof, as well as old drafty (original to the home) windows that were the cause of outrageous energy bills. The couple had promised to keep the house in the family and update it. The issue was not only with the damage on the home, but their homeowners insurance would not cover it due to the roof being flat.

David and Judy eventually found an insurance company that would cover a flat roof, with the stipulation that the roof needed to be replaced first. Setting off to find a company that specialized in flat roofs, they repeatedly encountered businesses that would not take on a job that was less than $100,000. Stunned and in sticker shock, the couple resourced a home improvement website for help which led them to Guardian Exteriors.

We contacted some companies that specialized in flat roofing,
and they told us they wouldn’t come out for anything less than $100,000!

AFTER

The Solution.
Once in touch with Guardian, David and Judy knew they had found their contractor. The couple explained that Guardian’s staff was “incredibly responsive, helpful, informative, and reliable.” They felt they were being taken care of, which was important, as this project was a sentimental one. The estimate for the roof was so reasonable they decided to include replacing the windows at the same time.

The work required included new TPO flat roofing to replace the existing damaged roof and installing new windows to replace the old drafty windows.

The Result
David and Judy describe the project experience as “fantastic!” The large crew was efficient and professional, quickly completing the almost 2000-square-foot roof replacement in a day. The windows arrived shortly thereafter and were installed without a hitch; the homeowners shared that they now save 30-40% on their energy costs by replacing those drafty old ones!

Overall, they expressed how happy they were to have been informed with every step and had an excellent experience from the very first phone call to the last bit of debris cleanup.

“We greatly appreciate Guardian’s attentiveness and sensitivity to our project and how important it was to us that all the work was completed correctly by expert artisans. We feel that Guardian fulfilled the promise we made to Judy’s mom before she passed to keep the house in top notch shape, and are grateful for all who had a hand in accomplishing our goals.” -David and Judy

A Creative and Consultative Siding Experience

A Creative and Consultative Siding Experience

BEFORE

The Problem.
Mary and Shep’s home is beautifully crafted and unique with arches, textures and multiple levels. Many years ago, the city moved their street, making the back of their home the front. As a result, Mary and Shep wanted the new front of their house to have the same character as their original front, so they set off to execute their “20-year plan.”

Having an incredibly custom and unique project that required the deepest understanding and attention to detail on the selected contractor’s behalf, Mary and Shep knew it was crucial to select the right contractor. The work desired could have required at least three different trade contractors; getting a single company capable of such a task was a priority. Multiple companies they called on attempted to change their plans and change the products they desired – a frustrating experience for any homeowner making such a large investment.

AFTER

The Solution.
Guardian brought relief to the homeowners, as all aspects of the job could be executed without making changes or including other contractors. Having their vision for the whole house understood may have cost more, but, according to Mary and Shep was “worth every penny and more.”

They explained that the process of working with Guardian was a “creative, consultative experience and the only solution that would truly bring [their] vision to life.” Guardian was also able to provide custom carpentry solutions that the couple had hoped for but were repeatedly told would not be possible by other contractors.

Being that the project was extremely detailed, the process was not the fastest. The couple knew the transformation that their home was undergoing needed a steady pace, and they were impressed with Guardian’s crew for “expert installation of the painstaking details and quality of work.”

Despite complications as a result of work completed by a different contractor previously, Guardian’s crew kept communication open with the homeowners and took care of the issues to their satisfaction.

We asked if they would recommend Guardian to others, to which they stated “Definitely. The craftsmanship, time and effort that Guardian put into our project is second to none. We love the look of our home. It has truly been transformed into the architectural vision we always knew it was.”

How A Homeowner Saved Money Repairing His Cedar Siding Rather Than Replacing It

How A Homeowner Saved Money Repairing His Cedar Siding Rather Than Replacing It

BEFORE

The Problem.
Ron was interviewing contractors to have areas of damaged siding repaired on his two-story home. His priority was to repair the damaged areas to ensure that the condition to his siding and dormer would not worsen and that the work completed would be unnoticeable.

While speaking to and scheduling appointments with numerous contractors, Ron was encountering a reoccurring issue of no-shows. Inexplicably, contractors would set appointments to come out to Ron’s home to inspect the siding, and then proceed to simply not show up. Those who did keep their appointments were focused on wanting to sell Ron on very expensive brand-new siding for his home. This left Ron feeling unheard and frustrated.

AFTER

The Solution.
When Guardian visited Ron’s property, Ron’s needs were fully understood. Guardian presented two pricing options to fix the damage on his home: one for minor repair to the damaged sections of the cedar siding, and one pricing for new siding.

Being heard, Ron’s choice of minor repair was set into play. The color of Ron’s cedar siding is a beautiful custom color. Unfortunately, due to Covid-related supply-chain issues, the replacement product was delayed from the manufacturer. Despite Ron’s project not moving as quickly as the job would have pre-Covid, Guardian updated Ron weekly on the status on his siding’s arrival.

Once the siding arrived, Ron’s project went smoothly and quickly. Guardian gave Ron’s home the seamless repair that he had expressed was his biggest priority. We asked if Ron would recommend Guardian to others to which he exclaimed, “I was very pleased with the overall end result and would refer friends and family.”

Woodpecker Pest

Woodpecker Pest

The Problem. Mike and Christine’s 30-year-old New Berlin home was suffering significant woodpecker damage– enough that the birds were able to get behind the siding and nest. Clearly needing repairs, they saw the opportunity to transform their home’s exterior to the French Façade they’d always dreamed of having. It was important that the work they needed completed could be done by one single trustworthy contractor.

The couple met with several contractors who attempted to change their vision and upsell them. The meetings were impersonal, and they felt like a number to the contractors because their wants and desires were not being heard. The other contractors insisted on changing the style that they wanted, but that was simply not an option.

The Solution. The couple met with Guardian’s Certified Home Advisor—Bryan. Bryan listened and asked questions to best align himself with their wants, needs and desires. They talked through specific details such as colors, materials, and the install process to ensure that they were all were on the same page.

Bryan utilized images, links, samples, and material to really set the visuals so that everyone could see exactly what was going to be installed. This provided Mike and Christine with reassurance and confidence in Guardian because it demonstrated how committed Bryan was in making sure that they received exactly what Mike and Christine wanted. Bryan demonstrated a shared passion for Mike and Christine’s vision.

The job began and progressed with few complications. Any concern or question was addressed individually and thoroughly. If any areas where more cost-efficient options or an adjustment was suggested, all were discussed and followed to the exact specifications after being given the owner’s blessings.

The Result. Mike and Christine really appreciated how much the crew also strived to ensure things were exactly as they wanted. The communication, attention to detail and focus given by all parties involved made them feel that the entire team genuinely cared. They also noted they would recommend Guardian to others without hesitation.

“We Absolutely love our new french style home facade. It is everything we had ever dreamed of and more.”
