The Typical Commercial Roofing Process Is Designed to Sell You a Roof — Not Solve Your Problem.

You have a leak in Building C. Water is staining the ceiling tiles above a tenant’s office. You call three roofing contractors. Here’s what happens:

!

Contractor 1 patches the membrane

They patch where the stain is. The leak comes back in four months because the actual failure point is eight feet away at a flashing transition. You've paid for the same non-fix twice. Your tenant is documenting everything for their lease renegotiation.

!

Contractor 2 recommends a full re-roof

Quote: $180,000. They measured the square footage, spec'd their preferred system, and sent you a proposal. They never opened a core sample. They didn't inspect the insulation. They didn't check the deck condition. You have no idea if you actually need a full re-roof.

!

Contractor 3 is the lowest bid

They're available next week. They're also a residential crew that "does some commercial." Their insurance doesn't cover your building's value. Their warranty is a one-page handshake. You won't find them when you need them in three years.

What If Your Roofing Contractor Was a Building Scientist First and a Contractor Second?

Commercial roofing failures are building envelope failures. The leak you see on the ceiling started at a flashing detail, traveled through compromised insulation, and showed up thirty feet from the actual breach. You need a team that traces the path — not one that patches the stain.

Forensic-level diagnosis, not guesswork

Guardian was built on investigating construction defects. Our consulting division has spent 27+ years conducting forensic building envelope assessments for property owners, attorneys, insurance companies, and real estate professionals across Wisconsin. Infrared thermography, core sampling, moisture meters — the same techniques litigation experts rely on.

Every system, every manufacturer, no bias

B.U.R. (built-up roofing), single-ply membrane (TPO, PVC, EPDM), modified bitumen, metal roofing, and specialty systems. We work with all major commercial manufacturers. No exclusivity agreements. No preferred-vendor kickbacks. We specify what your building actually needs.

Documented condition reports, not eyeballed proposals

Every roof component — membrane, insulation, fasteners, flashing, penetrations, drains, deck — gets condition-rated and photographed. You receive a written report you can use for capital planning, lease negotiations, or insurance claims. No more decisions based on a salesman’s verbal estimate.

Maintenance contracts and emergency response

Once we install or service your roof, we don’t disappear. Annual inspections, preventive maintenance, leak response, and condition tracking — handled by a contractor who’s still in business and still standing behind the work.

Diagnose First. Specify Second. Install Third.

We examine your roof, attic, ventilation, and entire building envelope — not just the shingles.

1

Inspect.

Comprehensive building envelope assessment. Core samples to verify insulation condition, moisture content, and substrate health. Infrared scan to map hidden moisture migration. Photo-documented condition rating of every roof component.

2

Specify.

We match the right system to your building, climate, traffic, budget, and capital plan. Single-ply membrane, modified bitumen, B.U.R., metal — every option priced transparently. You see the trade-offs and make an informed decision, not a pressured one.

3

Install + Maintain.

Certified commercial crews. Manufacturer-approved installation details so warranties are protected. Documented installation photos. Ongoing maintenance and emergency response contracts available so the roof you invest in stays performing for its full service life.

Stop Carrying an Unknown Liability on Your Balance Sheet

Every aging commercial roof is a liability of unknown size. Without a documented condition assessment, you can’t budget capital, negotiate leases, or accurately reserve for replacement. We help you turn the unknown into a documented plan.

$

Get a documented condition rating

Every component, every detail, photographed and rated. You know exactly what you have, what’s failing, and what’s coming. Use the report for capital planning or lease negotiation.

$

Phase repairs to your capital plan

Most commercial roof problems can be addressed in phases. Address the urgent failures now, plan the major work for next year’s budget. We help you map the sequence.

$

Maintenance over replacement when possible

A maintained commercial roof can last 25–30+ years. A neglected one fails at 12–15. Annual maintenance contracts cost a fraction of premature replacement and dramatically extend service life.

Andy came out to assess the workmanship on an in-progress roofing and siding job that was being done on our house and garage by another company. Andy was very forthcoming and patient while listening to our concerns, and he pointed out every issue he found and explained why they were problems and what should have been done to keep with industry standards. He took his time to inspect the work that had been done and also took photos of all issues he found. He was able to give us advice on what we needed to do to protect ourselves and advised that we read through laws and procedures relevant to our project and issues we are facing (he provided information sheets with resources). I feel Andy is very knowledgeable, honest, and takes his job seriously, and I would be happy to work with him in the future.
My account rep was great to work with. He was clearly very knowledgeable and took the time to explain everything and answer all my questions.
I'm very happy and satisfied with my new roof. My old roof was in really bad shape. Andy Wilde was very professional and extremely helpful. He answered all my questions and addressed my apprehension. I explained to him that I had a maximum budget that could not exceed. He worked with me until we could get the cost to where I could manage it. He was great and I was very pleased. The construction crew were outstanding, they were on time, they protected my flowerbeds, yard and driveway. Once done, they cleaned up everything. Hector, was the project manager and he was on site several times to make sure the project was processing as it should and to answer any questions I had as the crew did the installation. All in all, they did a great job and I'm very pleased. I highly recommend them. Job well done.P!
We had a wonderful experience working with Big Fish. After getting several bids from contractors, we decided to go with Big Fish for new windows for our home. Communication throughout the experience was excellent. Paul did a great job explaining the timing and steps involved. The crew at our home were always professional and friendly. We would highly recommend Big Fish for any of your home or window projects.- The Donovan Family
Andy did a great job providing me with a quote for the exterior repairs at my house. He was very friendly and the complete opposite of the pushy salesman. I would recommend working with Andy based on this experience.
