Infrared Surveys

The most effective technology for assessing the performance of the thermal envelope — calculating energy efficiency and identifying building envelope defects you can’t see with the naked eye.

Why Infrared?

Infrared Surveys are the most effective technology for assessing the performance of the “thermal envelope” in the process of calculating energy efficiency and determining building envelope defects. An infrared survey provides information on air infiltration, air exfiltration, moisture intrusion, missing insulation, and structural defects — all without invasive testing.

The infrared building envelope performance survey detects and records the thermal performance of the wall and window assemblies. Our technicians use infrared imaging to identify heating and cooling losses caused by poor construction, missing insulation, air leaks, and moisture problems.

Common Problems Infrared Surveys Identify

  • Excessive building energy use due to missing or damaged insulation and air leakage across the thermal barrier.
  • Moisture problems due to leaks or wall condensation.
  • Ice damage to low-sloped roofs.
  • Poor HVAC distribution or performance.
  • Insufficient verification of construction details or structural performance.
  • Delamination of façade materials.
  • “Sick Building Syndrome” and other health-related issues caused by mold.

A Building Envelope Infrared Survey Can Help You

Thorough and comprehensive inspection is critical to properly diagnose problems and prescribe corrective solutions. Infrared imaging gives our technicians the data they need to make accurate recommendations.

  • Locate, document, and prioritize air leaks and thermal conduction losses.
  • Identify missing, damaged, and wet insulation.
  • Establish causes of frozen pipes and ice dams.
  • Identify mold and insect infestations.
  • Pinpoint cold-air infiltration and moisture buildup.
  • Reduce heating & cooling costs and increase energy efficiency.

Real Inspection Examples

Each of these scans was captured on an actual Guardian inspection. The thermal patterns revealed problems invisible to the naked eye.

Regardless of the building type involved, infrared thermography provides remarkable nondestructive information about construction details and building performance. By performing an infrared scan of your building envelope in real time, our infrared building envelope specialists can identify problems before they become catastrophic — and recommend the right fix the first time.
