“We were very concerned about protection for our plants in the areas near the construction. It turned out that not one single plant was damaged. In fact, you could not even see any evidence that work had been done or that anyone had even been here except that a new roof was in place. Please pass along our thanks and appreciation to everyone involved in the project. The whole team did an excellent job”

“They came out to the house, looked at the areas we were concerned about, and offered practical and less expensive options than replacement. All the options were things we could do ourselves which is actually what the representative suggested! We were very impressed with and grateful for this honest appraisal of the repair work. We will definitely call Guardian in the future with any bigger issues that present themselves.”

Advice for Homeowners Looking for a Roofing Contractor…
from a Homeowner.

The Typical Process of Buying Roofing Just Can’t Be Trusted

Here Are the 3 Biggest Reasons Why…

1. It’s Superficial:
Typically, many roofing company representatives will simply stand on the sidewalk and take very rough measurements of your roof to give you an estimate. Some are more sophisticated and use Google Map’s satellite picture of your home to get measurements, while others may actually walk on the roof to take measurements.

However, this superficial process is simply not accurate enough to rectify specific issues that you may be having with your roof. If you are simply replacing your roof for esthetic purposes, it may work. However, if you are looking to solve a specific problem or problems, simple measurements won’t do. Here’s why…

Many Roofing Problems Aren’t Caused by Your Roof; They’re Caused by Your Attic

The most misunderstood and overlooked component of the roofing system is not the roof itself; it is the home attic ventilation system. Most homeowners aren’t aware that when you’re experiencing problems with your roof, the attic is one of the first places you should check for signs of a problem.

Beware that if a roofing company simply takes measurements of your roof to provide you with an estimate, you may end up with a new roof and a lighter bank account, but the same problem still remains.

2. It’s Product Focused:
Many roofing company / roofing contractor sales representatives are simply are focused on selling you a new roof and not focused on helping you to solve your roofing problems. Re-roof projects are the most profitable projects for roofing companies. However, many roofing problems aren’t caused by your roof.

It takes a tremendous amount of knowledge, time, and effort to properly diagnose the true cause of your roofing issues. It is significantly easier to simply suggest a new roofing product.

Beware of companies that immediately try to sell you new roofing products before taking the time to actually do a thorough inspection of your roof, attic, and overall roofing system. If the roofing company that you are considering simply takes measurements of your roof and doesn’t conduct a thorough inspection of every square inch of your roof and your attic’s interior, you risk being sold something that you don’t need, and more importantly, something that won’t solve your roofing issues.

3. It Lacks Details
The typical estimates, proposals, and contracts that you receive from roofing contractors are generally very vague. They are often single page sheets with hand written line items that lack specificity. Unfortunately, this practice benefits the roofing company only and is very detrimental to the homeowner.

One of the most common problems homeowners experience after signing a contract are change orders. This is something that is easy for dishonest companies to take advantage of because there is so little detail defined in the original contract. Without specifying the exact products that will be used, many companies will add on hidden costs, extra labor, and different products that can double the original price that was quoted. Since the contract has already been signed, homeowners don’t have a lot of options but to go along with it to try to finish their project. Although it is a common problem, it is also easily preventable when you educate yourself.

There is no such thing as having too much detail in the scope of work with roofing projects. The more details are discussed and written down, the more protection you have as the homeowner. You are in complete control until the contract is signed, so ask many questions about the specific products that will be used, different price options, the installation method that will be used, as well as the expectations you may have for the project. Any honest contractor will be happy to provide such details and will provide a thorough and specific contract to make sure your expectations are met.

Here’s a Better Way to Buy Roofing, & why Salespeople are absolutely NOT needed.

Step 1- THOROUGH INSPECTION
The first thing that needs to happen is a complete evaluation of the current problems that you, the homeowner, are trying to solve with your new roof. Do you have leaks? Are you experiencing ice-damns during the winter? Are you looking for a simple cosmetic replacement? Etc.

It is important that you and the roofing company you hire are both on the same page as to what you want to accomplish with your new roof. You want to avoid the all-too-common pitfall of a homeowner spending thousands of dollars on a new roof, only to end up with the exact same problem that they had before replacing the roof.

The fact of the matter is that you may not even need new a new roof!

A thorough inspection will reveal the true cause of the problem that you are trying to fix.

Once a thorough examination has been completed, then it’s time to move to the next logical step.

An Improperly Installed Roof Fails Prematurely

Percy and Vonn purchased their Milwaukee home a couple years ago: “One of the reasons we purchased our home just two years ago was because the asphalt shingle roof had just been replaced. (Important note: Guardian did NOT install the roof at the property). The realtor used this as a selling point. We hired Guardian right after purchasing our home to replace the small flat rubber roof on the breezeway of our home last year with a TPO system. That project went off without a hitch. However, the real trouble came this past winter, when we arrived home from work and found a large portion of our asphalt roof gone. We called the Guardian office and they responded as if it was a 911 emergency.”

Roof Leak Holdup

Marissa had been working on an interior remodeling project when her roof began to leak unexpectedly. Her roof was old, buckling, and was leaking around the skylights. As a result of the leak, she had to place the remodeling project temporarily on hold and repair the leaking roof within a very short timeframe so that the interior remodeling project could continue.

“A tree had fallen on my front porch, punching the support right through the roof,” described Menomonee Falls homeowner, Jacob. “I don’t know a whole lot about roofing, or building components in general, and needed to trust in what the contractors were telling me needed to be done. I was also on a budget, but wanted the repair done right.”

A Leaky Lake House gets Repairs and a Gorgeous Upgrade

An Okauchee Lake lakefront home was in dire need of exterior work as the chimney area was leaking and the home’s overall aesthetics needed updating. Since the back side of the home where the chimney was located was visible from most parts of the lake, it was a priority that not only the leak was fixed, but that it also be the first area to be upgraded, as to improve the look of the home.
